The Studio, Plaza and Gallery Walk Homeowner Associations represent the residents within each of those communities.  All Amerige Heights homeowners, including those in Studio, Plaza and Gallery Walk, are represented in the main Amerige Heights Community Homeowner Association.  Amenities offered within Studio, Plaza and Gallery Walk are for the exclusive use of Studio, Plaza and Gallery Walk homeowners.

As a result, the date of the most recent approved Board Meeting Minutes may be 2 months prior to the current date. The minutes of each meeting must be approved by the Board, at the next scheduled meeting, and are then posted on the website for your reference. February minutes would be posted after the April meeting, April after the June meeting, and so on.

Contacting The Fullerton Police Department:

Please call the Fullerton Police Department at 738-6700 if any suspicious activities or disturbances are noted anywhere in Gallery, Plaza or Studio Walk.  When calling the Fullerton Police Department, you do not have to provide your name or address.

HOMEOWNER MAINTENANCE

  • Smoke Detectors:

Remember to test your smoke detectors regularly and replace the batteries when necessary.  If your smoke detector starts emitting an automatic pulsing alarm either the batter or the lamp needs to be replaced.

  • Routine Maintenance:

Remember to replace the filter for your heating and air conditioning unit (HVAC) on a regular basis.  Typically, if you use your HVAC monthly replacement is recommended.

 

As always, refer to your Homeowner Maintenance manual for more information on the above mentioned items and the many other maintenance requirements of your home. 

Association Patrol Vendor

Please be advised that Gallery, Plaza and Studio Walk uses Patrol One, and can be contacted 24-hours a day at 714-541-0999 for non-emergency matters, loitering, pool activity, etc.  Please remember to contact the fire department or police department for emergencies by calling 911.  If you have any questions, please contact Action Property Management at 800-400-2284.

Guest Parking Passes

If a resident has a guest visiting over night, the resident should have the visitor park in any non-guest parking space.  If the only spots available for the overnight visitor is guest parking, then the guest may park in the guest parking but the resident must 'safe-list' the vehicle.  A resident may arrange for a Guest Pass for a Visitor Vehicle if the Visitor Vehicle is to be parked on the Corporation Property marked guest parking stalls after 10:00 p.m. pursuant to Paragraph 2(b) by contacting (i) the Association Mondays through Fridays before 7:00 p.m. at (949) 450-0202, or (ii) Patrol One on Mondays through Fridays after 7:00 p.m. and weekends and holidays at (714) 541-0999.  A Guest Pass may be obtained for a Visitor Vehicle twice in one (1) week.

ROOF ACCESS

 

FOR STUDIO WALK RESIDENTS

Please be advised that if you need roof access for a/c repairs, etc., contact our Community Care Department at (800) 400-2284 or communitycare@actionlife.com.  Please provide your name, address and contact information and our Community Care Department will assist you in a prompt manner.

 

In addition, if you need roof access to install a satellite dish, contact Danielle Morris at 949-450-0202 and she will provide you with a Satellite Dish Application and arrangements will be made for roof access.

ASSOCIATION PROPERTY INSURANCE INFORMATION

The following information is to inform and clarify the association's obligation to insure association property and your responsibility as a unit owners within Gallery Walk, Plaza Walk and Studio Walk to insure your personal property and personal liability.

 

The Association is responsible to insure all common area buildings and improvements within the association grounds as well as the association's general liability.  The insurance policy for your Association is a "special form" policy that is required by FHLMC, FNMA, GNMA, and all lenders.  The Association is not required to carry earthquake insurance, this is a separate policy that is purchased at the discretion of the association members through a vote.

 

All individual unit owners are responsible and encouraged to insure their personal property and improvements/upgrades that they install to their exclusive use unit as well as their personal liability.  In addition each unit owner can obtain individual unit owners earthquake coverage for their personal property.  Note: Individual unit owners cannot insure their individual dwelling as the buildings/dwellings are insured thru the association.

POOL

POOL/SPA RULES 

  1. There is no lifeguard at the pool/spa area.  Therefore, residents and their guests use the pool and spa at THEIR OWN RISK.
  1. The use of the pool/spa is expressly limited to homeowners, tenants, and their invited guests.  Homeowners and tenants must accompany their guests at all times.
  1. Pool/Spa hours are from 8:00 a.m. to 10:00 p.m. local time.
  1. Children under the age of fourteen (14) are not permitted in the pool area unless supervised by an adult resident.
  1. Infants/children, who are not toilet trained, must wear waterproof rubber pants at all times when in the pool/spa area.  No child under three years of age will be allowed in the spa.
  1. Animals are not permitted in or around the pool/spa area at any time, nor may they be tethered to the fence, bushes or stakes.
  1. California law requires that the pool gates must be latched at all times when not passing through.
  1. GLASS MATERIALS / CONTAINERS of any kind are not allowed in the pool/spa area.
  1. Large or potentially dangerous objects are not allowed in the pool area.
  1. Barbecues are not allowed in the pool/spa area.  Food may be eaten in the pool area, but not in the pool or spa.
  1. All trash must be picked up and properly disposed of.  Residents and their guests shall maintain cleanliness in the pool/spa area.
  1. Do not remove furniture from the pool/spa area.  Furniture is not to be placed in the pool/spa.
  1. When using tanning oils/lotions, a towel must be placed over the furniture.
  1. Residents and guests must use the pool showers before entering the pool or spa.
  1. DIVING IS NOT PERMITTED.
  1. Running, boisterous or rough playing is not permitted in the pool/spa.  Persons in the pool/spa area should conduct themselves in such a manner as to not disturb other residents.
  1. Headphones must be used with all radios or other audible devices.
  1. Tampering with pool/spa equipment or machinery is not permitted.
  1. The Owner or Tenant shall be responsible for any damage caused by his/hers guests.

DUMBWAITERS

Attention Studio Walk Homeowners' with Dumbwaiters: We have come in contact with an individual who does maintenance and repairs for the dumbwaiters.  He is fully licensed and bonded and based upon a neighbor's feedback he does good work and is fairly priced.  If you need assistance with your dumbwaiter, as a second source you can consider C.T.I. Enterprises, Joe Innabi at 909-981-0790.
